Ask the governing documents

The answer is always the association's own words, quoted whole, with the section and page they came from. Nothing here is summarized or paraphrased, and when the documents do not address a question this says so instead of returning the nearest thing it found.

When a question is declined, this is where to go: the association's own headings, in its own order.

Budget vs actual

AccountFundAnnual budget Expected to dateActual Variance%

Expected to date is the annual budget pro-rated over the months elapsed. Variance is actual minus expected, so a positive figure means more than expected: favorable for income, unfavorable for expense. Nothing here judges whether a variance is acceptable.

The month at the bank

Every transaction lands in exactly one of these. Counted means the money reached an account in the chart. A transaction is only counted when every category it feeds was mapped, so a bill split across two categories with one of them unmapped is in review, not counted.

Money moved between funds

Date outDate inFromTo AmountDays apart

Moving money between the association's own funds is not income and not expense. Recording only one side leaves operating looking overspent and reserve looking better funded by the same amount, and the two errors hide each other because the totals still add up.

Waiting on a person

DateDescriptionAmount Why it is here

Nothing here has been guessed at. A category with no account mapped to it stops, and so does a transaction no rule matched. The alternative is a figure that looks right and is not.

Fiscal years

A closed year holds still. Nothing dated inside one can be posted or reversed again, so what was published stays published. A correction to a closed year is a new entry in the year that is open, saying what it corrects.

This year

    Annual disclosure

Presence check against the Colorado statutory list. Whether a given document satisfies the requirement is a question for the association's counsel.

      Reserve funding

      Thirty-year projection

      YearOpeningContribution InterestSpentOn Closing

Projected from the association's own reserve study and adopted funding plan. This is arithmetic on those figures, not a reserve study and not an opinion on whether the funding plan is adequate, which is a determination for the association's reserve analyst and board.
